A beautiful double-fronted four bed, two bath, period home of 1460 square feet (exclusive of the loft space), with an incredible downstairs layout- incorporating bright, free-flowing reception, dining and kitchen areas. In the front door and to your right is a large and airy through-reception room of over 25 feet by almost 12 feet wide. Points to note are the detailed coving, stripped wood flooring, fireplaces and the window shutters. You can also access the garden through the double French doors leading off the dining area.
To your left of the hall is another reception room - an ideal office, consulting or playroom. Again, window shutters, coving and the fireplace are all exceptional features. The downstairs WC & shower room is tucked away neatly next to the utility area which has an abundance of built-in storage and access to the low maintenance rear south-facing garden. A point to note is the high ceilings and large windows throughout this house which flood this home with an abundance of natural light. Upstairs, you will find four big and bright double bedrooms, the family bathroom, access to the huge loft and a large skylight in the hallway.
Sandrock Road is positioned in the leafy Brockley/Lewisham border and is a mere 3-minute walk to green open space at Hilly Fields Park. St Johns mainline station is a 7-minute walk away and for access to the DLR, Lewisham is a 10-minute walk and Brockley Overground is a 15-minute walk through the conservation area.
What the owner says...We've loved living in Sandrock Road with its mix of modern and period features. The high ceilings and large windows are outstanding year round giving plenty of natural light throughout. During lockdown, the house has been a real refuge - with our own separate offices and private outdoor space. While we've been here we have particularly enjoyed the quiet street, our great neighbours and surrounding areas. There's a strong sense of community with Hilly Fields for dog walks, the Brockley Market every Saturday, and great local pubs.
A particular highlight is the annual Brockley Open Studios, during which we've gotten to know the artists in our area and visit their studios. Outside of lockdown we've enjoyed the quick connections to London Bridge for Borough Market and Charing Cross for Soho and the West End. Leaving Sandrock Road is bittersweet, and we hope the new owners will enjoy living here as much as we have.
